VALUATION
Firstly, if you are selling, you will require a valuation. At Real Estate we can offer you a free, no obligation factual and accurate appraisal of the current market value of your home. Our experienced property valuers will provide you with a valuation based not only on their in depth knowledge of Rugby and surrounding areas, but also utilising our extensive database of recent properties sold.
INSTRUCTION OF THE AGENT/PROPERTY DETAILS
Having received your valuation, and provided that you are satisfied with it, we will then proceed to prepare full sales details of your property. Bearing in mind the importance of presentation, we will ensure that your sales details highlight the vitally important aspects of your property and ensure that your home is shown to its best possible advantage with the aid of full colour photographs and full colour floor plans. To enhance the marketing still further we can also provide 3D full colour floor plans and we can also set up a computerised 360 degree/virtual tour to feature on our website.
MARKETING
As soon as we receive your instructions to market, we will order your HIP. (PLease scroll down to read more about HIPs). If you are providing your own HIP you need to initiate this without delay. Marketing cannot commence until the HIP is in place and you will then be in a position to receive prospective buyers. Appointments to view your property are made with you by Real Estate and we accompany 100% of all viewings.
Your property is now ready to market and we offer the following:
FOR SALE BOARD - This is the most simple and one of the most effective marketing tools, it is FREE to you and is available 24 hours a day. A board is a MUST as many properties sell after being spotted by people driving round their chosen area and then phoning the Agent to view.
OFFICE AND WINDOW DISPLAY – External and internal photographs will be prominently displayed in our premises in order to optimise exposure to the market place.
EMAIL – Wherever possible, all prospective buyers who register with us are asked to provide email addresses in order to ensure that they are notified of any new properties as soon as possible.
MAIL SHOTS (and telesales) - We will contact registered prospective buyers as soon as possible after receiving your instruction and your property details will be forwarded to any new registered buyers immediately.
WEBSITE – This is updated daily and full colour details of your home are placed on our website within 24 hours of being placed on the market.
We also have an optional 360 degree/virtual tour and 3D full colour floor plans which can assist to further enhance your property.

ADVERTISING – We provide regular prominent advertisement of your property in the local newspaper Property Guide to ensure that your home is fully marketed.
UPDATING ON YOUR SALE – At Real Estate, we pride ourselves on our conscientious sales management. We aim to keep you regularly appraised of your sales process right through to completion and liaise with your purchaser, the legal representatives, surveyors and mortgage lenders in order to ensure that your sale is progressed as smoothly and as stress-free as possible.
OFFERS – Any offers we receive are promptly verbally notified and then followed up in writing. Our competent sales team will negotiate between you and your prospective applicant in order to achieve the strongest buyer.
We will inform you of the position of the buyers and liaise with you until an accepted offer has been agreed.
Should you require your sale to be completed by a certain date, this is when you should notify us and we will endeavour to satisfy your request wherever possible.
At this stage, you should also provide your list of Fixture and Fittings which will be negotiated separately between the solicitors and forms part of the final contract.
AGREED SALE – At this point (if you have not already done so), you will need to instruct a solicitor and, should you require assistance, Real Estate will only be too pleased to recommend local firms.
The solicitors will then write to all parties and the buyers will instruct a surveyor to conduct a survey of your property (the “agreed sale” is subject to the contract and any survey) and the buyers’ mortgage offer (if required) will also be subject to the results of the survey.
The sellers’ solicitors will request the TITLE DEEDS from the lender (if appropriate) or yourselves as the seller and the FIXTURES AND FITTINGS form must be completed at this stage.
The solicitors draw up the DRAFT CONTRACT which sets of the Terms of the Sale and sends it to the buyers’ solicitor together with all relevant documents. Any enquiries will then be raised, the Title Deeds and Lease (if applicable) will be checked and LOCAL SEARCHES carried out.
Once the draft contracts have been approved, it can be signed by both parties.
EXCHANGE OF CONTRACTS – As long as the mortgage offer has been received and cleared funds placed with your buyer’s solicitor, a mutually convenient date can be agreed upon for the exchange of contracts.
COMPLETION – The completion and your actual house move and take between 7 to 28 days depending on the buyers, sellers and their respective solicitors.

What is a HIP?
In August 2007, the Government introduced recent legislation aimed at facilitating the home-buying process for both Vendors and Buyers. The legislation led to the introduction of the Home Information Pack or HIP for all properties over 4 bedrooms marketed after 1st August 2007. However, as from 14th December 2007, this has been extended to all properties marketed after this date. What this effectively means is that, in order to market your property, you will require a Home Information Pack.
Who is responsible for providing an HIP?
This is down to the individual responsible for marketing the property which will be, in most cases, the Estate Agent instructed by the Vendor; but can actually be the Vendor themselves. The HIP must have been commissioned by the responsible party by the time the property is placed on the market and an Energy Performance Certificate (EPC) together with any other relevant documents must be provided upon request.
When is a HIP/EPC not required?
If the property is sold before the HIP is received, then this is no longer required but the Vendor is still legally obliged to provide an EPC to the Buyer at exchange of contracts or as soon as available.
How long does an HIP last?
There is no need to update the HIP whilst the property is on the market but in instances where the Vendor withdraws the property and it is later remarketed, a new pack will normally be required with the necessary updating of the documents in accordance with HIP regulations.
If the property is withdrawn as a result of acceptance of an offer by the Vendor and that offer subsequently falls through, the property can then be remarketed with the original HIP, provided that this is recommenced within one year from the date of the initial marketing date or, if later, then within 28 days of the sale falling through.
In the event that the sale stops for any other reason, provided that the property is remarketed within one year, the existing HIP may be used.

How do I organise/obtain an HIP?
Through our long-standing and well-established connections with local solicitors and specialist pack providers, we are able to assist you, as the Vendor, in providing your Home Information Pack and Energy Performance Certificate (EPC) in accordance with HIP Regulations. In fact you do not even need to be involved in the process, we can take care of the whole thing for you, thus taking the stress out of marketing your home. In some cases the cost of the HIP can be deferred until after the property is sold. The cost of providing the HIP will be payable directly to the HIP provider. WHAT HIPs mean for you as the Vendor
The Home Information Pack provides key information needed by a potential buyer prior to commencement of the home-buying process and is designed to ensure a much smoother and quicker process. It allows the potential buyer to view all relevant documents before making an offer and provides answers to several key questions. A HIP ensures that your sale will not be hampered or delayed by local searches or the obtaining of crucial documents necessary for exchange of contracts.
Cost for the Vendor
The cost of an HIP is set by the market and, whilst the overall costs of buying and selling are similar to those prior to the introduction of the HIP, these costs are more evenly distributed.
The EPC is compulsory and will be paid for by the Vendor at extra cost, though a small fraction of the total cost of selling your home.
The Vendor is obliged to provide an HIP free of charge to any potential buyer but the regulations to allow the Vendor/Estate Agent to charge reasonable costs for copying and postage.
Do I have to provide an HIP to ALL potential buyers?

What HIP means for the Buyer
The Home Information Pack (HIP) provided important information crucial to assisting the buyer in the decision of whether to proceed with the purchase of a new property.
You should ask us for a copy of the HIP for any property you are interested in and check that this is complete and that a satisfactory reason is given in the Index for any missing documents. We will obviously also assist in ensuring that any such documents are provided to you upon request as soon as possible.
The Energy Performance Certificate (EPC) provides information in respect of the energy efficiency of the property and may include further details regarding recommended improvements relating to cutting of carbon emissions or fuel bills.
The HIP may also contain a Home Condition report which is an objective report voluntarily commissioned by the Vendor on the condition of the property.
Other documents included in the HIP are the results of searches and evidence of title, usually things which can impede the smooth running of the sale process.
Cost for the Buyer
The Home Information Pack will be provided by the Estate Agent or Solicitor acting for the Vendor or, in some cases, the Vendor directly free of charge to the Buyer but you are likely to be charged the reasonable costs of copying and postage as allowed under the Regulations. This is particularly beneficial if you are a First Time buyer.
Leasehold/Commonhold documents required for HIPs
Leasehold – a copy of the lease or any property charges obtained when the property was purchased. If this information has been lost, the Vendor may obtain a further copy from the Land Registry Office, though it is likely that you will be charged a fee.
